OUR CHARLTON CONFIGURATION - THE PLANS
Monday, July 20, 2015We fell in love with the Charlton as soon as we walked into the Wollert Display. The floor plan felt right, was a good size for our family and most importantly the price point was within our budget.
Here are the configuration changes we have applied to the standard house plan.
Ground Floor

- Extend width of the garage and added a rear single garage door
- 450mm wide eaves
- Internal garage access door
- Square set reveal awning window to downstairs powder room
- Evaporative Cooling
- Added the grand alfresco with hot/cold water outlets for future outdoor sink
- Grand Family, Laundry, Galley, Extended Kitchen with Wide Island Bench
- Cinema Lounge with double doors
- Added a shower to ground floor powder, this meant sacrificing space in the Galley (this was custom config - our sales guy did a great job in getting this added for us.)
- Replace standard flush doors of the pantry and galley with cavity sliding doors
- Additional window in the Kitchen
- Double French doors leading out to the alfresco
- Replaced the standard dining room window with french doors.
- Raise the ceiling height to the ground floor to maximum of 2750mm
- Raised internal door heights to max allowable height of 2340mm
- Master Ensuite Option 2 and enclosed WC
- Replace downstairs windows in grand family and kitchen to a 'Hawthorn' Style window.
- Hebel with full render

Looks great. We are looking at the Charlton also. Which facade did you go for?
ReplyDeletewe're going with the Sinclair Facade and using Hebel.

ReplyDeleteHi, no it doesn't. Hebel costs an additional $6000 for the standard configuration but because we increased ceiling heights and chose the grand family/laundry and galley option we paid an additional $2677 all up.
DeleteIt definately adds up but if you're doing a full render I believe hebel is the cheaper alternative to brick.

ReplyDeleteHi Chi - we are just starting our journey of a rebuild and like the look of the Charlton so was pleased to stumble across your blog! I particularly like the base price of $231k which is quoted on the site but I haven't had any experience in what the realistic price would be. At this point what would you recommend as how much to add on to these prices? I realise it depends on variations etc. Thanks

That's why I loved the Charlton too...low base price means more room you have for upgrades etc. I budgeted an additional $100k on top of the base price for structural and other upgrades etc. It seems like a lot but it all gets eaten away quickly as everything adds up....Facade, stairs, flooring, structural changes down to shower heads and tap upgrades.
ReplyDeleteIf you're doing a knockdown rebuild allow an additional $30 -$50k (approx) in site costs plus your demolition costs etc.
Although I do think you can build a very nice home for a lot less :)

ReplyDeleteHi there! I just found your blog, I am thinking about building a Chalton (28) and I'm excited to read through and see how you went with your build! I was wondering if you are able to share how much it cost you to add on the grand alfresco as an extra? I know prices may vary but thought I would see what a possible maximum might be for the addition!? Thanks!

DeleteAh from memory the grand alfresco was about 10k.
Love it though... Can't wait to use it during summer 😎
