Ok I might be over dramatising the whole thing but we have come across our first issue. It appears the staircase may not have been built correctly. (Well that is my assessment anyway). Take a look at the picture below and you can see the the cornice does not extend to the same length of the plaster wall. The reason for this is because the supporting staircase beams protrude out into the wall thus not allowing the cornices to fit so what they have done instead is cover it up with plasterboard instead ....No thank you. Surely they cannot expect this to be the end result.

PD response?
Stairs are built to measure based on the void area and in our case the void boundary includes the dotted line you see on the plan below so the site supervisor is suggesting that the stairs have been built to plan. I was also told the stair manufacturer has also changed in recent years. Quite frankly it seems they're trying to throw explanations back at me in the hope that I'll just accept it as is. Our SS is currently on leave so will be picking up this issue with him once he's back.
Is there anyone else out there also building the charlton 33 and have had a similar issue with their staircase or has your cornice been properly extended the length of the plasterboard? Either way I'd love to hear from you.
In other news things have really slowed down, this week the internal doors have been drilled in prep for the door handles and we now also have a man hole. Yup exciting I know. We were anticipating some painting to have started but that didn't happen so we've been told it should have happened this week and should take about 8 days. I can't wait to see the place painted.

That doesn't look right does it, what does the display house look like?
ReplyDeleteHey aussiebell, cornice goes all the way to the end in the display. Surprise suprise. Builders hate it when you make comparisons to display homes. It's so frustrating, I feel like I have to put up a case for them to really take this seriously.

ReplyDeleteWe will be building the charlton 33 exactly like yhe Wollert display soon. I showed the pic yo my husband and he thinks is not correct. I wouldn't be happy either!! Not pleased about their response. Good luck

I find your blog so helpful and interesting. We are considering building the Charlton 33 also and it is really good to be able to follow your journey. We are tossing up whether to buy an investment property of do a knock down rebuild. Our friends had issues with PD - they built the Waldorf and it has taken several months to get PD to fix them up. Dont settle for an excuse on that stair case. Cheers, Jaz

DeleteWe definitely expected issues with the build along the way so the important thing for us is how they respond and resolve them. I don't mind if it delays the delivery date we just want it done right.
Without knowing your situation my vote is to be selfish and do a knockdown rebuild. (Assuming you are going to live in it) There's nothing like living in a brand new home. Financially it might not be the wisest decision but hey life's too short. (Yes that's how I rationalise..hehe). Good luck with whatever you decide :).
We are building the rochford 40 and the same thing happened to us. We were told that it is an ongoing problem and they are having lots of meetings so it doesn't happen in the future. Not much help to us though. Apparently if the staircase doesn't fit in the displays they just move a wall to accommodate it. We ended up having to have a dropped ceiling in the end, otherwise we had random bulkheads covering it.
