WHAT ARE WE DOING AFTER HANDOVER

Here are the list of things we will be doing post handover

Flooring

This was an obvious decision for us for a few reasons. Firstly we weren't too keen on the look of the quads (or trims as some call it)  and we felt that the flooring choices at World of Style were limited. Whilst we did find an option we liked we found that better value by sourcing our own carpet and floorboard supplier.

At this stage we are looking at getting a wide oak engineered floorboard option through Smarter Timber Flooring in Cheltenham.  All I know is I want something dark, matt and wide. Don't ask me about what species, washes/stains - all too technical for me ;p

We will need to start getting quotes and possibly getting our order in as I've been told some flooring types get imported and can take months to arrive!

Luxembrg Oak Floorboard 190mm wide, 15mm thick. Black Washed. Wire Brushed. 1.9m long boards

Wow, look at the grain.

Carpets

We've decided to go with a Solution Dyed Nylon option and are opting for a taupe/greyish colour. I really like the idea of a lighter carpet to brighten up a room but the thought of cleaning up spills and stains and markings when you have kids and pets means I will choose low maintenance over looks any day.

For carpet suppliers we will most likely be using Fowles in Clayton or Western Distributers.

Love this carpet colour on display at the Plaza in Keysborough.
Looking for a similar carpet colour - Grey/Taupe blend

Updating the Galley

I find the Galley is great way to hide away all the mess and clutter of a kitchen. We were quoted about $1K from PD for additional cabinetry (not including sink and tapware). I felt this was an area we could compromise as our budget was blowing out. Instead as part of the build Porter Davis we made sure we included a provision for cold/hot/seweage capping (for future sink), plenty of power points to be able to cater for the microwave, toaster, kettle and other useless kitchen appliances I intend on collecting over the years ;)

This one looks amazing but ours will be much more budget. I was thinking a DIY IKEA job.
IKEA METOD Base Cabinets with Wire Baskets - $199

IKEA - Single Bowl Inset Sink $69

This one has a drainer which is probably more practical. IKEA BOHOLMEN $99

Wall Paneling

Love the look on some wall panels through parts of the house. Came across this website Easy Craft, looks like they supply the wall panel for Porter Davis used in the Hoffman Display. Installation doesnt look to difficult either.

Hoffman - Manhattan Style

Waldorf Grange
We will be doing something similar to our foyer and study.

Electrical

  • For the build we went with the standard electrical configuration upstairs and outsource the LED downlights elsewhere. When  PD charge something like $130 per LED we think money can be saved here by doing this after handover, LED down lights retail for about $25 each and surely labour costs will be nothing near $100 per light.
  • Light Fittings - For internal and outdoor wall lights we have placed junction boxes for future provisioning of wall lights.

Ensuite Door

It would have been ideal to have this included as part of the build but a recent stay at a hotel gave me inspiration to install our own sliding door to the ensuite bathroom. Something like this...
Glazed Sliding Door - Except ours wont be in a cavity.

  1. Hi Chi,
Looking great! May I ask is flooring included in the standard option of the house or do you have to pay extra for flooring even if you go with PD world of style.
    Many thanks

    1. Hi Blair, When we did our selection the only flooring you get standard are tiles for the wet areas...so essentially you don't get flooring as standard. crazy huh?!

That may have changed though but you will most likely have to pay extra even if you go with PD world of style. Usually they will offer a flooring pack for about $10K which covers all your flooring needs which includes timber laminate or tiles to living areas and carpets for upstairs which does work cheaper if you're happy with the options included in their floor pack.

      Hope that helps
