FRAMING COMPLETED

Friday 28th August - Received our first phone call from our construction supervisor to tell us the frame had been completed and surely enough we received the frame invoice within hours. It's the most efficient accounts department ever! 


Our weekend visit to the site saw the upstairs frame finished and part of the roof trusses go up also. Scaffolding also up in preparation for roof work next week. All ground floor windows have been installed BUT as I suspected they got our window order WRONG! We had made a special order for the kitchen and family windows to be in a different style which was noted in the contract but not on the original construction drawings which we later asked to have updated instead what they installed are just the standard windows.  I'm sure this is easily fixed but who knows what else they are going to get wrong if they are working off different drawings?  Emailed our Building Coordinator who will get in touch with the site supervisor to have it corrected. 

Looking forward to seeing progress on the roof next week!

Looking good chi!Its all coming along so quick!We went to the site today and saw that they have started the framing upstairs and our windows has been delivered too(standard windows)and was told that it will be completed by next tuesday.Hopefully we can inspect the house on the weekend.I also questioned our plan because on the final drawings our bedroom2 with walkin robe is different to the engineer's copy.Our BC said that they will follow the constructions drawings so fingers crossed hope they wont do any mistakes.Goodluck to our build chi.Everythings coming along very quick!

Hi chi!Yes they just finished the frame stage today.But i noticed that the fridge space isnt provided compare to whats on the display.Is yours included?We will probably received a phonecall tomorrow from our Site Supervisor.He only calls us when the work is done.lol!And we dont get any more updates from our Building Coordinator but she sent us a copy of the work plan.Is the build continuously?once they have finished the frame do they install the windows straight after and proceed with the roof works?

  3. Hi Karen, what do you mean by fridge space isn't provided? Are you referring to the framing? Or the plans? It should be in your kitchen culture plans...our fridge space is shown in that.

    Our bc will be updating us every fortnight and so will the site supervisor, they take turns weekly which wasn't happening but that's been sorted now. I'm also meeting our ss this week on site to see how things are progressing.

    The ground floor windows go up and then the roof gets installed straight away. We drove by tonight and they look to have started on plumbing works as I saw some copper pipes. I hope they keep up the pace but from what I've read in other blogs work can come to a slow down at times particularly as we reach the holiday season in dec/Jan.

    Let me know how you progress with your build, it's very interesting to see how our two houses progress given they are on a similar timeline :)

Hi Chi, looks amazing!may I ask and if your not ok with answering I undersatnd with the standard price of the Charlton33 $231,900 and all your upgrades site costs etc has it bought the price up to $300k would that be more of a realistic price if we wanted to go ahead with builder the Charlton.   5. Hi Blair, for my build and site costs etc our final price looks something closer to $400k. But don't forget I added a lot of upgrades and made plenty of changes. My site costs are high too because pd are changing me an extra $9000 for a crane to lift materials over the power line that sites on our side of the street. Ouch! Are you doing a knockdown rebuild or are you buying new land? Site costs on a new block can be as little as $15k. What sort of upgrades are you looking at? If they are similar to mine I can give you a breakdown of what PD have charged me if that helps you?

  6. Hi Chi, thanks so much for your info I really appreciate it I know talking about money gets a little fancy! Ours would be land that we've purchased our main things would be grand alfresco, the extended kitchen with with wide island bench, timber laminate flooring, internal garage door, door on ensuite toilet, wooden staircase that's about it everything else can be standard although in saying that I'm loving your kitchen if you don't mind a break down of your upgrades would be so helpful when and if you have time!   7. Hi Blair, nice choices.

    ok the grand family, laundry, kitchen plus wide island bench is $9600, grand alfresco is $8900, door to ensuite wc is $191, the classic staircase we chose was $2615, internal garage access door was included in a package so I'm not sure the exact amount but I think it's only a couple hundred dollars at most, flooring is about $10k. For our kitchen allow an extra $20k including appliances.

    What facade were you thinking? Do you want to increase ceiling heights?

    My advice would be to find a switched on sales person who can quote you on all the options you like. It took us four months back and forth with our sales guy before we paid a deposit and if you're in no rush wait till they offer a promotion ..could save you heaps. We had a promo which for $7500 included a whole bunch of things like fly screens, sectional garage, 20mm essastone bench tops, mixer taps, 3 coats of paint to internal walls, key locks to windows etc.

    I'm getting excited for you. I hope you build..it's such a nice house.

Hi Chi this is Karen,At the moment they havent started the roof and the windows hasnt been put in yet because luckily my dad just saw the inspector today and saw some errors that needs to be rectified!(window heights).So i think our build will be delayed for a lil bit because they need to fixed those errors first.So crossed fingers hopefully they will sort that out soon as we dont have any communication with our BC and SS.Which is not good!

    1. Hi Karen, that's no good. Are your window heights too big.? Ours are a little big too but I believe this is normal. See http://forum.homeone.com.au/viewtopic.php?f=23&t=63419
      But if your inspector has concerns that's a worry. How far off are the window heights?

  9. Thanks so much Chi, yes we aren't in a hurry so shall take your advice and wait for a promotion. No ceiling height changes. I just love hearing updates on your beautiful house I'm excited for you! We hope we build just have to make sure we have enough money!! Cheers Blair
